Alright, let's talk about building an ADU right here in Fresno. Before you even start dreaming about designs or picking out fancy finishes, you've really got to get to know your property. I'm talking about a site assessment. It's definitely not the most exciting part of the whole project, but trust me, it's the absolute foundation (pun absolutely intended!) for everything else. Skipping this step, or messing it up, can lead to huge headaches, frustrating delays, and unexpected costs down the road. We've just seen it happen too many times, you know?

Before You Break Ground: Your Own Checklist

You don't need a hard hat or a whole team of engineers to start looking at your site. There's actually a lot you can do yourself to get a good feel for the land and understand what you're working with. This initial legwork will make those conversations with the pros much, much smoother.

  • Know Your Property Lines & Setbacks: Dig out your property survey if you have one. No survey? You can often find this info through the County Assessor's office. You absolutely need to know where your property ends and your neighbor's begins. Then, look up Fresno's ADU setback requirements. Usually, for detached ADUs, you're looking at a minimum of 4 feet from the side and rear property lines. Front yard setbacks will just follow whatever your main home's zoning allows. This really tells you where you can actually *put* your ADU.
  • Measure Everything: Grab a long tape measure and sketch out your backyard. Write down the dimensions of your main house, any existing structures (like a shed or that old detached garage), and the open space for your ADU. Measure the distance from where you think your ADU will go to your main house. For movable tiny homes, for instance, you'll need at least six feet of space between it and your main house.
  • Spot Existing Utilities: Take a walk around your yard and look for anything buried or running overhead. Think about your main sewer line, water line, gas line, and electrical service. Where do they enter your property? Where do they snake through your yard? Are there any cleanouts? This is super important because your ADU will need to hook into these. In Fresno, ADUs typically connect to the main house's water and sewer services, and often electricity too. Sometimes, you can get separate utility connections, but that usually means extra connection fees – just a heads up.
  • Check for Obstacles: Got any big trees you really want to keep? Large rocks? Any weird slopes or dips in the yard? These aren't necessarily deal-breakers, but they're definitely worth noting. Also, think about construction access. Can a mini-excavator even get to the back of your yard?

  • Topography and Grading Plan: If your yard isn't perfectly flat, or if you're planning a pretty big build, you'll need a professional to create a topography map and a grading plan. This makes sure you have proper drainage and a stable spot for your building.
  • Geotechnical Report (Soil Testing): This is non-negotiable. Fresno's soil can really vary, from sandy loams to expansive clays. A geotechnical engineer will test your soil to figure out how much weight it can bear and what its other characteristics are. This report tells us what kind of foundation your ADU will need. Without it, you're just guessing, and that's a recipe for disaster. Different soil conditions demand different foundation solutions, plain and simple.
  • Utility Line Locating: You can spot obvious utility boxes, sure, but a professional can accurately find all buried lines – including sewer, water, gas, and electrical. Hitting a utility line during excavation is both expensive and dangerous.

  • Permit Navigation: The City of Fresno has made the ADU permitting process simpler, but it still involves specific plans and documents. Make sure water still flows away from the structure, especially after a good Central Valley downpour. Clear any debris from gutters and make sure downspouts direct water away from the foundation.
